Condominium

A condominium, usually shortened to condo, is a type of real estate divided into several units that are each separately owned, surrounded by common areas jointly owned. Unlike apartments, which are leased by their tenants, condominium units are owned outright, the common areas, amenities and utilities are managed collectively by the owners through their association, such as a homeowner association. Scholars have traced the earliest known use of the form of tenure to a document from first century Babylon. The word condominium originated in Latin, the term condominium is used throughout the United States and in most Canadian provinces, where such a property is also colloquially known as a condo. Italy uses condominio, which is simply the modern Italian form of condominium, both condo and condominium are used colloquially in the Canadian Province of Quebec, where the official term is copropriété divise or co-property devise. In France, however, the term is simply copropriété, co-property, spanish-speaking nations and regions often use the term propiedad horizontal, literally meaning horizontal property but abstractly meaning that all owners of the property have equal interest. The word condominio is also used, Condominium is a Latin word formed by adding the prefix con- to the word dominium. Its meaning is therefore shared property, condominia originally referred to territories over which two or more sovereign powers shared joint dominion. This technique was used to settle border disputes when multiple claimants could not agree on how to partition the disputed territory. For example, from 1818 to 1846, Oregon was a condominium over which both the United States and Great Britain shared joint sovereignty, mainly in the context of the United States The difference between an apartment complex and condominium is purely legal. There is no way to differentiate a condominium from an apartment simply by looking at or visiting the building, what defines a condominium is the form of ownership. A building developed as a condominium could actually be built at another location as an apartment building, as a practical matter, builders tend to build condominiums to higher quality standards than apartment complexes because of the differences between the rental and sale markets. Technically, a condominium is a collection of home units. Individual home ownership within a condominium is construed as ownership of only the air space confining the boundaries of the home, the boundaries of that space are specified by a legal document known as a Declaration, filed on record with the local governing authority. Typically, these boundaries will include the surrounding a condo. Anything outside this boundary is held in an ownership interest by a corporation established at the time of the condominiums creation. The corporation holds this property in trust on behalf of the homeowners as a group—it may not have ownership itself, Condominiums have conditions, covenants, and restrictions, and often additional rules that govern how the individual unit owners are to share the space. It is also possible for a condominium to consist of single-family dwellings and these structures are preferred by some planned neighborhoods and gated communities

Financial District, Manhattan

The neighborhood roughly overlaps with the boundaries of the New Amsterdam settlement in the late 17th century. The Financial District has witnessed growth in its population to approximately 43,000 as of 2014, the Financial District encompasses roughly the area south of City Hall Park in Lower Manhattan but excludes Battery Park and Battery Park City. The former World Trade Center complex was located in the neighborhood until the September 11 attacks, the heart of the Financial District is often considered to be the corner of Wall Street and Broad Street, both of which are contained entirely within the district. Until the late 20th and early 21st century, the neighborhood was considered to be primarily a destination for daytime traders and office workers from around New York City, the Financial District is part of Manhattan Community Board 1, which also includes five other neighborhoods. The Financial District has a number of tourist attractions such as the adjacent South Street Seaport Historic District, the New York City Police Museum, bowling Green is the starting point of traditional ticker-tape parades on Broadway, where here it is also known as the Canyon of Heroes. The Museum of Jewish Heritage and the Skyscraper Museum are both in adjacent Battery Park City which is home to the World Financial Center

Manhattan

Manhattan is the most densely populated borough of New York City, its economic and administrative center, and the citys historical birthplace. The borough is coextensive with New York County, founded on November 1,1683, Manhattan is often described as the cultural and financial capital of the world and hosts the United Nations Headquarters. Many multinational media conglomerates are based in the borough and it is historically documented to have been purchased by Dutch colonists from Native Americans in 1626 for 60 guilders which equals US$1062 today. New York County is the United States second-smallest county by land area, on business days, the influx of commuters increases that number to over 3.9 million, or more than 170,000 people per square mile. Manhattan has the third-largest population of New York Citys five boroughs, after Brooklyn and Queens, the City of New York was founded at the southern tip of Manhattan, and the borough houses New York City Hall, the seat of the citys government. The name Manhattan derives from the word Manna-hata, as written in the 1609 logbook of Robert Juet, a 1610 map depicts the name as Manna-hata, twice, on both the west and east sides of the Mauritius River. The word Manhattan has been translated as island of hills from the Lenape language. The United States Postal Service prefers that mail addressed to Manhattan use New York, NY rather than Manhattan, the area that is now Manhattan was long inhabited by the Lenape Native Americans. In 1524, Florentine explorer Giovanni da Verrazzano – sailing in service of King Francis I of France – was the first European to visit the area that would become New York City. It was not until the voyage of Henry Hudson, an Englishman who worked for the Dutch East India Company, a permanent European presence in New Netherland began in 1624 with the founding of a Dutch fur trading settlement on Governors Island. In 1625, construction was started on the citadel of Fort Amsterdam on Manhattan Island, later called New Amsterdam, the 1625 establishment of Fort Amsterdam at the southern tip of Manhattan Island is recognized as the birth of New York City. In 1846, New York historian John Romeyn Brodhead converted the figure of Fl 60 to US$23, variable-rate myth being a contradiction in terms, the purchase price remains forever frozen at twenty-four dollars, as Edwin G. Burrows and Mike Wallace remarked in their history of New York. Sixty guilders in 1626 was valued at approximately $1,000 in 2006, based on the price of silver, Straight Dope author Cecil Adams calculated an equivalent of $72 in 1992. In 1647, Peter Stuyvesant was appointed as the last Dutch Director General of the colony, New Amsterdam was formally incorporated as a city on February 2,1653. In 1664, the English conquered New Netherland and renamed it New York after the English Duke of York and Albany, the Dutch Republic regained it in August 1673 with a fleet of 21 ships, renaming the city New Orange. Manhattan was at the heart of the New York Campaign, a series of battles in the early American Revolutionary War. The Continental Army was forced to abandon Manhattan after the Battle of Fort Washington on November 16,1776. The city, greatly damaged by the Great Fire of New York during the campaign, became the British political, British occupation lasted until November 25,1783, when George Washington returned to Manhattan, as the last British forces left the city

The City of New York, often called New York City or simply New York, is the most populous city in the United States. With an estimated 2015 population of 8,550,405 distributed over an area of about 302.6 square miles. Located at the tip of the state of New York. Home to the headquarters of the United Nations, New York is an important center for international diplomacy and has described as the cultural and financial capital of the world. Situated on one of the worlds largest natural harbors, New York City consists of five boroughs, the five boroughs – Brooklyn, Queens, Manhattan, The Bronx, and Staten Island – were consolidated into a single city in 1898. In 2013, the MSA produced a gross metropolitan product of nearly US$1.39 trillion, in 2012, the CSA generated a GMP of over US$1.55 trillion. NYCs MSA and CSA GDP are higher than all but 11 and 12 countries, New York City traces its origin to its 1624 founding in Lower Manhattan as a trading post by colonists of the Dutch Republic and was named New Amsterdam in 1626. The city and its surroundings came under English control in 1664 and were renamed New York after King Charles II of England granted the lands to his brother, New York served as the capital of the United States from 1785 until 1790. It has been the countrys largest city since 1790, the Statue of Liberty greeted millions of immigrants as they came to the Americas by ship in the late 19th and early 20th centuries and is a symbol of the United States and its democracy. In the 21st century, New York has emerged as a node of creativity and entrepreneurship, social tolerance. Several sources have ranked New York the most photographed city in the world, the names of many of the citys bridges, tapered skyscrapers, and parks are known around the world. Manhattans real estate market is among the most expensive in the world, Manhattans Chinatown incorporates the highest concentration of Chinese people in the Western Hemisphere, with multiple signature Chinatowns developing across the city. Providing continuous 24/7 service, the New York City Subway is one of the most extensive metro systems worldwide, with 472 stations in operation. Over 120 colleges and universities are located in New York City, including Columbia University, New York University, and Rockefeller University, during the Wisconsinan glaciation, the New York City region was situated at the edge of a large ice sheet over 1,000 feet in depth. The ice sheet scraped away large amounts of soil, leaving the bedrock that serves as the foundation for much of New York City today. Later on, movement of the ice sheet would contribute to the separation of what are now Long Island and Staten Island. The first documented visit by a European was in 1524 by Giovanni da Verrazzano, a Florentine explorer in the service of the French crown and he claimed the area for France and named it Nouvelle Angoulême. Heavy ice kept him from further exploration, and he returned to Spain in August and he proceeded to sail up what the Dutch would name the North River, named first by Hudson as the Mauritius after Maurice, Prince of Orange

Domino (magazine)

Domino is an American home magazine which was in circulation between April 2005 and March 2009, and then relaunched as a print and digital magazine and ecommerce platform in October 2013. Launched by Condé Nast in 2004, domino is a style magazine centered on the home and its first issue appeared in Spring of 2005. In its first year, domino was honored by The Hot List Startup of the Year by Adweek, Top Launch of the Year by Media Industry Newsletter and The A-List 10 under 50 by Advertising Age. The magazine grew to a base of 800,000 by its third year. In October 2008, domino released its first book, domino, on January 28,2009, Condé Nast announced that it would cease publication of domino and its website. In its closing web comments, the editors reported that in a down economy advertising revenues couldnt keep up with expenses, in that same year Condé Nast also shuttered Modern Bride, Elegant Bride, Gourmet and Cookie. After a hiatus of four years, domino was relaunched in 2013 by the Domino Media Group, the return of the magazine was accompanied by a new website, domino. com with the stated purpose of bringing content, community and commerce together. A wholly independent entity, Domino Media Group is owned by its three founders - Andy Appelbaum, Cliff Sirlin, and Aaron Wallace, Condé Nast has retained an interest in the brand as a minority investor. The founding editor in chief of domino was Deborah Needleman and she has written on gardens and design for the New York Times, Slate, where she penned the column “The Cranky Gardener”, and House & Garden, where she was Editor-at-Large. Needleman was named a Top Talent to Watch by Women’s Wear Daily and she lives in Manhattan and Garrison, NY, with her husband, Jacob Weisberg, and their two children. She left Condé Nast upon the closing of the magazine, michelle Adams, co-founder of Lonny magazine, was named editor in chief for the relaunch of domino in 2013 and original publisher Beth Brenner returned as chief revenue officer. In October 2015, Jessica Romm, a veteran of domino, Elle Decor, the Book of Decorating is the first book from the creators of domino. The book was edited by Deborah Needleman, Sara Ruffin Costello, Domino, The Book of Decorating, is a style manual marketed as bringing together inspiring rooms, how-to advice and insiders’ secrets from today’s top tastemakers. In the Fall of 2015, domino announced a sequel to be released in 2016 or 2017 and my Deco File is a web-based application created by domino magazine that lets users organize decorating ideas and images. A big hit with readers from the time of its inception, it was reintroduced with the return of domino in 2013

The International Standard Book Number is a unique numeric commercial book identifier. An ISBN is assigned to each edition and variation of a book, for example, an e-book, a paperback and a hardcover edition of the same book would each have a different ISBN. The ISBN is 13 digits long if assigned on or after 1 January 2007, the method of assigning an ISBN is nation-based and varies from country to country, often depending on how large the publishing industry is within a country. The initial ISBN configuration of recognition was generated in 1967 based upon the 9-digit Standard Book Numbering created in 1966, the 10-digit ISBN format was developed by the International Organization for Standardization and was published in 1970 as international standard ISO2108. Occasionally, a book may appear without a printed ISBN if it is printed privately or the author does not follow the usual ISBN procedure, however, this can be rectified later. Another identifier, the International Standard Serial Number, identifies periodical publications such as magazines, the ISBN configuration of recognition was generated in 1967 in the United Kingdom by David Whitaker and in 1968 in the US by Emery Koltay. The 10-digit ISBN format was developed by the International Organization for Standardization and was published in 1970 as international standard ISO2108, the United Kingdom continued to use the 9-digit SBN code until 1974. The ISO on-line facility only refers back to 1978, an SBN may be converted to an ISBN by prefixing the digit 0. For example, the edition of Mr. J. G. Reeder Returns, published by Hodder in 1965, has SBN340013818 -340 indicating the publisher,01381 their serial number. This can be converted to ISBN 0-340-01381-8, the check digit does not need to be re-calculated, since 1 January 2007, ISBNs have contained 13 digits, a format that is compatible with Bookland European Article Number EAN-13s.
