Real estate is "property consisting of land and the buildings on it, along with its natural resources such as crops, minerals or water. Also: the business of real estate, it is a legal term used in jurisdictions whose legal system is derived from English common law, such as India, Wales, Northern Ireland, United States, Pakistan and New Zealand. Residential real estate may contain either a single family or multifamily structure, available for occupation or for non-business purposes. Residences can be classified by. Different types of housing tenure can be used for the same physical type. For example, connected residences might be owned by a single entity and leased out, or owned separately with an agreement covering the relationship between units and common areas and concerns. Major categoriesAttached / multi-unit dwellings Apartment or Flat – An individual unit in a multi-unit building; the boundaries of the apartment are defined by a perimeter of locked or lockable doors. Multi-family house – Often seen in multi-story detached buildings, where each floor is a separate apartment or unit. Terraced house – A number of single or multi-unit buildings in a continuous row with shared walls and no intervening space. Condominium – A building or complex, similar to apartments, owned by individuals. Common grounds and common areas within the complex are shared jointly. In North America, there are rowhouse style condominiums as well; the British equivalent is a block of flats. Cooperative – A type of multiple ownership in which the residents of a multi-unit housing complex own shares in the cooperative corporation that owns the property, giving each resident the right to occupy a specific apartment or unit. The size of an apartment or house can be described in square meters. In the United States, this includes the area of "living space", excluding the garage and other non-living spaces; the "square meters" figure of a house in Europe may report the total area of the walls enclosing the home, thus including any attached garage and non-living spaces, which makes it important to inquire what kind of surface area definition has been used. It can be described more by the number of rooms. A studio apartment has a single bedroom with no living room. A one-bedroom apartment has a dining room separate from the bedroom. Robert Joseph Pothier
Robert Joseph Pothier was a French jurist. He is buried in the Cathedral of Orleans, he studied law to qualify for the magistracy, was appointed Judge in 1720 of the Presidial Court of Orléans, following in the footsteps of his father and grandfather. He held the post for fifty-two years. Pothier paid particular attention to the co-ordination of the text of the Pandects, his Pandectae Justinianae in novum ordinem digestae is a classic in the study of Roman law. In 1749 he was made professor of law at the University of Orleans, he wrote many learned monographs on French law, much of his work was incorporated textually in the French Code Civil. His theories on the law of contract were influential in England as well as in the United States. The Ancien Régime was the political and social system of the Kingdom of France from the Late Middle Ages until 1789, when hereditary monarchy and the feudal system of French nobility were abolished by the French Revolution. The Ancien Régime was ruled by Bourbon dynasties; the term is used to refer to the similar feudal systems of the time elsewhere in Europe. The administrative and social structures of the Ancien Régime were the result of years of state-building, legislative acts, internal conflicts, civil wars, but they remained and the Valois Dynasty's attempts at re-establishing control over the scattered political centres of the country were hindered by the Huguenot Wars. Much of the reigns of Henry IV and Louis XIII and the early years of Louis XIV were focused on administrative centralization. Despite, the notion of "absolute monarchy" and the efforts by the kings to create a centralized state, the Kingdom of France retained its irregularities: authority overlapped and nobles struggled to retain autonomy.
The need for centralization in this period was directly linked to the question of royal finances and the ability to wage war. The internal conflicts and dynastic crises of the 16th and 17th centuries and the territorial expansion of France in the 17th century demanded great sums which needed to be raised through taxes, such as the land tax and the tax on salt and by contributions of men and service from the nobility. One key to this centralization was the replacing of personal patronage systems organized around the king and other nobles by institutional systems around the state; the creation of intendants—representatives of royal power in the provinces—did much to undermine local control by regional nobles. The same was true of the greater reliance shown by the royal court on the noblesse de robe as judges and royal counselors; the creation of regional parlements had the same goal of facilitating the introduction of royal power into newly assimilated territories, but as the parlements gained in self-assurance, they began to be sources of disunity.
The term in French means "old regime" or "former regime". However, most English language books use the French term Ancien Régime; the term first appeared in print in English in 1794, was pejorative in nature. It conjured up a society so encrusted with anachronisms that only a shock of great violence could free the living organism within. Institutionally torpid, economically immobile, culturally atrophied and stratified, this'old regime' was incapable of self-modernization."More ancien régime refers to any political and social system having the principal features of the French Ancien Régime. Europe's other anciens régimes had diverse fates; the Nine Years' War was a major conflict between France and a European-wide coalition of Austria and the Holy Roman Empire, the Dutch Republic, Spain and Savoy. It was fought on the European continent and the surrounding seas, in Ireland, North America, India, it was the first global war. Louis XIV had emerged from the Franco-Dutch War in 1678 as the most powerful monarch in Europe, an absolute ruler who had won numerous military victories.
Using a combination of aggression and quasilegal means, Louis XIV set about extending his gains to stabilize and strengthen France's frontiers, culminating in the brief War of the Reunions. The resulting Truce of Ratisbon guaranteed France's new borders for 20 years, but Louis XIV's subsequent actions – notably his revocation of the Edict of Nantes in 1685 – led to the deterioration of his military and political dominance. Louis XIV's decision to cross the Rhine in September 1688 was designed to extend his influence and pressure the Holy Roman Empire into accepting his territorial and dynastic claims, but when Leopold I and the German princes resolved to resist, when the States General and William III brought the Dutch and the English into the war against France, the French King at last faced a powerful coalition aimed at curtailing his ambitions; the main fighting took place around France's borders, in the Spanish Netherlands, the Rhineland, Duchy of Savoy, Catalonia. The fighting favoured Louis XIV's armies, but by 1696, his country was in the grip of an economic crisis.
The Maritime Powers were financially exhausted, when Savoy defected from the alliance, all parties were keen for a negotiated settlement. By the terms of the Treaty of Ryswick, Louis XIV retained the whole of Alsace, but he was forced to return Lorraine to its ruler and give up any gains on the right bank of the Rhine. Louis XIV accepted William III as the rightful King of England, while the Dutch acquired their barrier fortress system in the Spanish Netherlands to help secure their own borders. However, with the ailing and childless Charles II of Spain approaching his end, a new conflict over the inheritance of the Spanish Empire would soon embroil Louis XIV and the Grand Alliance in a final war – the War of the Spanish Succession. Geographic information system
A geographic information system is a system designed to capture, manipulate, analyze and present spatial or geographic data. GIS applications are tools that allow users to create interactive queries, analyze spatial information, edit data in maps, present the results of all these operations. GIS sometimes refers to geographic information science, the science underlying geographic concepts and systems. GIS can refer to a number of different technologies, processes and methods, it is attached to many operations and has many applications related to engineering, management, transport/logistics, telecommunications, business. For that reason, GIS and location intelligence applications can be the foundation for many location-enabled services that rely on analysis and visualization. GIS can relate unrelated information by using location as the key index variable. Locations or extents in the Earth space–time may be recorded as dates/times of occurrence, x, y, z coordinates representing, longitude and elevation, respectively.
All Earth-based spatial–temporal location and extent references should be relatable to one another and to a "real" physical location or extent. This key characteristic of GIS has begun to open new avenues of scientific inquiry; the first known use of the term "geographic information system" was by Roger Tomlinson in the year 1968 in his paper "A Geographic Information System for Regional Planning". Tomlinson is acknowledged as the "father of GIS". One of the first applications of spatial analysis in epidemiology is the 1832 "Rapport sur la marche et les effets du choléra dans Paris et le département de la Seine"; the French geographer Charles Picquet represented the 48 districts of the city of Paris by halftone color gradient according to the number of deaths by cholera per 1,000 inhabitants. In 1854 John Snow determined the source of a cholera outbreak in London by marking points on a map depicting where the cholera victims lived, connecting the cluster that he found with a nearby water source.
This was one of the earliest successful uses of a geographic methodology in epidemiology. While the basic elements of topography and theme existed in cartography, the John Snow map was unique, using cartographic methods not only to depict but to analyze clusters of geographically dependent phenomena; the early 20th century saw the development of photozincography, which allowed maps to be split into layers, for example one layer for vegetation and another for water. This was used for printing contours – drawing these was a labour-intensive task but having them on a separate layer meant they could be worked on without the other layers to confuse the draughtsman; this work was drawn on glass plates but plastic film was introduced, with the advantages of being lighter, using less storage space and being less brittle, among others. When all the layers were finished, they were combined into one image using a large process camera. Once color printing came in, the layers idea was used for creating separate printing plates for each color.
While the use of layers much became one of the main typical features of a contemporary GIS, the photographic process just described is not considered to be a GIS in itself – as the maps were just images with no database to link them to. Two additional developments are notable in the early days of GIS: Ian McHarg's publication "Design with Nature" and its map overlay method and the introduction of a street network into the U. S. Census Bureau's DIME system. Computer hardware development spurred by nuclear weapon research led to general-purpose computer "mapping" applications by the early 1960s; the year 1960 saw the development of the world's first true operational GIS in Ottawa, Canada, by the federal Department of Forestry and Rural Development. Developed by Dr. Roger Tomlinson, it was called the Canada Geographic Information System and was used to store and manipulate data collected for the Canada Land Inventory – an effort to determine the land capability for rural Canada by mapping information about soils, recreation, waterfowl and land use at a scale of 1:50,000.
A rating classification factor was added to permit analysis. CGIS was an improvement over "computer mapping" applications as it provided capabilities for overlay and digitizing/scanning, it supported a national coordinate system that spanned the continent, coded lines as arcs having a true embedded topology and it stored the attribute and locational information in separate files. As a result of this, Tomlinson has become known as the "father of GIS" for his use of overlays in promoting the spatial analysis of convergent geographic data. CGIS built a large digital land resource database in Canada, it was developed as a mainframe-based system in support of federal and provincial resource planning and management. Its strength was continent-wide analysis of complex datasets; the CGIS was never available commercially. In 1964 Howard T. Fisher formed the Laboratory for Computer Graphics and Spatial Analysis at the Harvard Graduate School of Design, where a number of important theoretical concepts in spatial data handling were developed, which by the 1970s had distributed seminal software code and systems, such as SYMAP, GRID, ODYSSEY – that served as sources for subsequent commercial development—to universities, research centers and corporations worldwide.
